From text: ""Well understanding that no locality can be uniformly improved unless under the sole control of a single person or a syndicate, Eggleston, Mallette & Brownell also bought Auburn Park. Then they immediately commenced to carry out their avowed plan of making their two purchases as attractive a subdivision as labor and abundant means could produce. That they have accomplished their object, none can gainsay. Briefly stated, this property extends from Seventy-first street to Seventy-ninth, and is bounded on the East by State street, and has Wallace avenue for a Western boundary, being one mile by one half mile in size. It is the first rise of any consequence back from the lake, and is so well elevated as to allow of laying the pipes of its complete sewer system eight and ten feet below the surface of the ground. A large and natural growth of oak trees are everywhere seen besides which, tall and beautiful elms border either side of the walks.
